Policies
Check in and check out:
Check in is at 3 pm and check out is at 11 am.
When you arrive:
Please check out your cabin and let us know if there is anything that needs attention in your cabin. Our policy is to send a cleaner out during your stay to first verify your claims and then resolve any issues as needed during your stay so that you may enjoy your stay. You will not be refunded any money for issues that you did not report until after your stay or if we were not given the opportunity to resolve the issue during your stay.
Office hours:
In general, we answer the phone from 9 am to 9 pm. We do get a lot of phone calls, so if we can not pick up your call please make sure to leave a voicemail so we can get back to you. For any reasonable need that you have we can send a cleaner out to resolve the issue. We try and avoid sending cleaners out later at night for things that can wait until the next morning. For any true emergencies call 911 first and then let us know.
Pet policy:
We allow pets in all of our cabins except the Lincoln Log, Pinecrest, and Country cottage. We only allow two well behaved dogs per cabin. Please either take your pets with you or crate them when you leave the cabin. Please pick up the dog feces in the yard from your pet. Please do not let your dog use any of our porches or decks as your dog’s toilet, please take them out to the yard/woods to go to the bathroom. Absolutely no cats or any other type of pets except for well behaved dogs are allowed in any of our cabins. You will be charged for any damage or excessive cleaning as a result of your dog(s) staying in our cabins.
Minimum Age:
You must be 21 years of age or have a parent or guardian staying in the cabin with you in order to rent a cabin.
No Smoking Policy:
We do not allow smoking in any of our cabins or on any of our decks/porches. Please smoke at least 30 feet away from any door or window at your cabin. We reserve the right to charge you for any smoke smell or damage to our cabin from smoking. We reserve the right to charge you for lost rent on any guest stay after yours due to a smoke smell in the cabin.
Minimum stay requirement:
We try and be flexible with our guest and we typically allow one night stays, even on the weekends. If requesting a Thursday – Friday night booking or a Saturday – Sunday night weekend stay then both nights will be charged at the weekend rate. We may require more than a one night stay for certain holidays and/or weekends or for periods of high demand.
Cancellation policy:
If you cancel more than 2 weeks prior to the first night of your stay you will get a 90% refund.
If you cancel less than 2 weeks prior to the first night of your stay and more than 72 hours prior to the first night of your stay you will get a 50% refund.
If you cancel less than 72 hours prior to the first night of your stay you will not get any refund.
If you booked your stay through a different website (Airbnb, VRBO, Hocking Hills Online, etc.) then the cancellation policy will follow the policy for the website that you booked through. Please notify us in writing either via email or the website that you booked through in order to cancel your booking.
Damages:
We reserve the right to charge your credit card for any damages or excessive cleaning from your stay. If you notice any problems upon arriving, please let us know right away to avoid any damage being charged to you for the damage.
Bugs/Pests/Animals:
Please be aware that you are coming to stay in the middle of the woods. We get our cabins professionally sprayed for any bug issues that come up but our cabins are not completely bug proof. Please remember that we have invaded the woodland creature’s habitat so you will see bugs and spiders occasionally. No refunds will be given for any bugs/pest/animals in a cabin.
Driving conditions:
Most roads in our area are very well maintained but they can be curvy and steep. Our main drive and all of our driveways to our cabins are gravel driveways. While our gravel driveways are routinely maintained they can be bumpy and/or slippery especially in the rain or snow. We highly recommend a four wheel drive vehicle whenever possible. Unless there is snow on the ground you should be able to get around on our property in a two wheel drive vehicle. In the Winter we require four wheel drive. Due to the trees shading our driveway sometimes the snow stays on our driveway longer than usual so please take that in to consideration. We do routinely maintain our gravel drive but we can not scrape a gravel driveway clean like your asphalt or concrete drive at home. Feel free to call us to get details on the condition of our drive.
Amenities:
Occasionally appliances, hot tubs, fireplaces, etc. can malfunction/break. We will service and restore these amenities as quickly as we can, but will not make any rental concessions for time without these items. Likewise, loss of electricity, water, etc. or other “Acts of God” that are outside of our control will not result in a refund of any payment to you for your reservation. Due to cleaning and servicing hot tubs are sometimes not up to full temperature at the time of your arrival and may need several hours to heat up. We ask that you follow all guidelines and policies regarding use of our amenities in order to keep them functioning at peak efficiency.
Privacy:
Please do not disturb the guest at any other cabins. Please do not approach another cabin unless the guest of that cabin invite you. If you are bothering the guest(s) at any other cabin you will be asked to return to your cabin or possibly asked to leave Blue Rose Cabins property without a refund of any of your money.
Noise level:
Please respect the guests in the other cabins on our property and our neighbors on the surrounding properties by keeping your noise to a reasonable level, especially at night. If you refuse to follow the rules or be respectful to other cabin guest or our neighbors you may be asked to leave Blue Rose Cabins property without a refund of any of your money.
Power outages:
If there is a power outage during your stay please go to the public phone at the entrance and call us at 1-800-426-6149 to let us know. We will put in an outage report with South Central Power. Once we put in an outage report we just have to wait until they get the power lines repaired. Power outages are completely out of our control and we will not refund any money due to the power being out. We are also not responsible for any food or drinks that you brought with you to the cabins. There is a Walmart in Logan at the SR 664 exit on SR 33 that is open 24 hours where you can buy coolers, a flashlight, water to drink and also pour in the back of the toilet to flush it, and ice. When your cabin power is back on please go to the public phone booth at the entrance to call us to let us know.
Safety and loss of valuables on the property:
Blue Rose Cabins, LLC or it’s agent are not responsible for any accidents. We are also not responsible for loss of any valuables while on the property. We are also not responsible for any occurrence of bodily injury or death for you or any your guests, children, and/or pets while staying on the property. It is the guest responsibility to know/learn how to safely operate hot tubs, gas grills, appliances, and fireplaces in your cabins or ask us if you don’t know.
Refunds due to weather, sickness, personal issues, etc.:
We do not do refunds for situations where the weather may affect your ability to travel to your cabin or affect your stay. We do not do refunds for situations that are out of our control such as health issues, deaths/sickness in your family, work related issues, or any other reason. We suggest that our guests investigate/purchase travel insurance for coverage for any of these type of situations that could prevent you from staying at one of our cabins. When you reserve any of our cabins you are reserving the use of the cabin for those dates. If you can’t make it to your cabin for whatever reason or choose to leave for any reason you will not be refunded any money for your stay.
Guest refunds:
By agreeing to reserve one of our cabins you are agreeing to all of the policies on this website and in our confirmation emails and any other where our cabins are listed for rent. By renting one of our cabins you are agreeing to our policies and you are agreeing that you will not get a refund/chargeback on your credit card according to these policies. If we offer a credit towards a future stay to resolve an issue then you are agreeing that the credit towards a future stay does not mean a chargeback or refund of your credit card, it is only a credit that you can put towards a future booking.
No hunting, fishing, trespassing, scavenging:
No hunting or fishing on our property. If you don’t have a reservation for one of our cabins then you should not be on our property. Please do not scavenge for mushrooms, firewood, etc. on our property without express written consent of Blue Rose Cabins, LLC.
Guests in the cabin:
We do not charge based on the number of guests in a cabin. We send our confirmation email to the person who reserves the cabin and it is up to the person who books the cabin to send the confirmation email to their guests. The person who reserves the cabin is responsible for any damages to the cabin. Please be respectful to any neighbors regarding the size of your group and the noise level.
Hiking, walking, and driving around the property:
Feel free to walk on the driveway to get to another cabin to visit friends and/or family. Please walk on the side of the driveway to avoid the cars on the driveway. Feel free to walk from your cabin to your firepit area or walk around the greenspace around your cabin. Please do not hike through the woods on our property, the trails at the parks are a much better place to hike. Please drive slowly around our gravel driveway, it is a two way driveway, so please drive slowly and carefully. You do need some speed to get up the hills but nothing crazy. ATV’s or off road motorcycle trail riding is not permitted on our driveway/property, there are much better trails for that throughout Hocking Hills.
Guests and children:
The parent/guardian of a child is responsible to keep their child safe while staying at any of our cabins, on our property, or using or around any of our amenities.
Pictures of our cabins and property:
The time of day/lighting and the seasons will have an affect on hour or cabins and property look. We also replace furniture, tv’s, etc. when items become damaged so we may have a picture of a burgundy loveseat in a picture but need to replace that burgundy loveseat with a dark brown loveseat for example. Pictures, furniture, appliances, etc. subject to change without notice.
Change in rates or policies:
All rates and policies are subject to change without notice.
